DECIDE BUDGET

Please take into consideration what you can realistically afford by calculating all costs incurred before attempting to organize a viewing trip.  There are varying costs you need to consider such as home and content insurance, earthquake insurance, solicitor costs, purchase tax, maintenance costs depending on type and location of property and of course any luxuries you are intending to purchase such as furniture, although many resale properties do come fully furnished and many off plan projects come readily supplied with luxurious fixtures and fittings, kitchens and white goods. A good guide is approximately 7% extra on top of the property price you will need to cover the costs!

FIND A REPUTABLE ESTATE AGENT

Please always look for legal reputable Estate Agents who are registered with the Government or Turkish chamber Commerce as a legal trading company here in Turkey. Oh you just found one! LOL.

ASK AROUND AND RESEARCH THE AGENT IN QUESTION

A huge source of information lies on your doorstep.  Ask other expats, business owners and friends and family who have any experience regarding buying and selling property in Turkey and have they heard of the agent you are thinking of using.  Listen to their comments good and bad.   See if the agent in question comes highly recommended.  Is the agent talked about on forums, social media, in public etc, is the agent trustworthy, honest and knowledgeable.  

Once you have chosen your agent wisely, arrange a viewing trip.  A good agent will not try to wine and dine you with expensive meals and tours of every destination in the area.  A good agent will listen to your specific requirements and fulfil within a reasonable time frame allowing you to enjoy the rest of your stay here.  After all, this is business and a hugely important investment decision on your behalf.   We listen to the areas you wish to invest in and provide you with as much detail about that area as possible. However, on many an occasion if people are not familiar with other areas  similar to their choice we spend extra time presenting further information often clients are not fully aware of what is on offer quality wise in comparison to the area they choose or the difference between one part of a region to the other and what you can and cannot get for your money.   Your time is precious, we keep it that way.

CHOOSE A PROPERTY AND NEGOTIATE A PRICE

A good, knowledgeable agent will guide you in terms of negotiating a price.  The agent will fully understand the sellers requirements and restrictions in terms of price and understanding if the seller is willing to negotiate a little lower or not.  Of course, all information is strictly confidential between buyer, seller and the agent at negotiating stage. Some agents promise up front that they can acquire properties cheaper for you, please do not build your hopes up too much as often or not this is a marketing ploy to keep your interest and before you know it you have wasted your precious time only to be disappointed.   When negotiating prices, you need to think about furniture and white goods i.e what is included or not.  If off plan, check what is included in the price, please check if fully finished, white goods, tiled, air conditioning etc.

CHOOSING A SOLICITOR

One vital factor when purchasing property in Turkey is to employ a reliable solicitor.  A solicitor who can communicate with you in English and comes highly recommended.  We use a solicitor whom we have known for many years, speaks excellent English, is professional and above all efficient.  We never have to push for information or required work to be fulfilled. However, if you wish to pursue your own solicitor we would advise you review the list of solicitors in the area you wish to purchase!

PAPERWORK REQUIRED AND LEGAL PROCESS

  • Tax number is required from the local tax office for all parties wishing to own a property
  • Tax number is required to open your bank account in Turkey
  • Passport details for all parties to be listed as owner on Tapu (title deeds)
  • Recent photographs (passport size) approximately 4
  • All English documents need to be translated and notarized – small fee applies
